Workmanship Covered for One Year

Quality is important, especially in your new home. Your workmanship warranty establishes the standards applicable to fit, finish and materials used in the construction of your new home. Commonly used across industries, fit refers to how well the parts of the finished product come together, and finish refers to the completeness of work. One year warranty on everything outside of the walls, including water heaters, fixtures, and hose bibs. For more information about your workmanship warranty, please review Section 2.

You will rarely see behind the walls of your new home, but essential functions such as the plumbing system is working behind the walls. Your distribution of systems warranty establishes the standards for your home’s plumbing
system. The piping of your new home is addressed under this warranty. Two year warranty on everything in the walls, below the slab and in the ground. For more information about distribution systems warranty, please review Section 3.

Limited Warranty: 30 Days on Stoppages: Homeowner maintenance tips, please review Section 4. One year warranty on everything outside of the walls. Includes water heaters, fixtures, and hose bibs. Two year warranty on everything in the walls and below the slab.

Section 2-1: A fixture surface shall not have a chip, crack, dent, or scratch due to construction activities. If a fixture fails to meet the standard stated in this paragraph, the builder/seller shall take such action as is necessary to bring the variance within the standard.

Section 2-2: A fixture shall not have tarnish, blemishes or stains unless installed as a specialty feature

a. If a fixture fails to meet the standard stated in paragraph 2 of this subsection, builder/seller shall take such action as is necessary to bring the variance within the standard.

b. Fixture finishes that are tarnished, blemished or stained due to high iron, manganese or the other mineral content in water are excluded from this standard.

Section 2-3: A fixture or fixture fastener shall not corrode.

a. If a fixture or fixture fastener fails to meet the standards of paragraph 3 of this subsection, the builder/seller shall take such action as is necessary to bring the variance within the standard.

b. A builder/seller is not responsible for corrosion caused by factors beyond the manufacturers or the builder/seller’s control, including your use of corrosive chemicals or cleaners or corrosion caused by water content.

Section 2-4: A decorative gas appliance shall be installed in accordance with manufacturer’s specifications and when so installed shall function in accordance with manufacturer’s representations. If a decorative gas appliance fails to meet the standards stated in this paragraph, the builder/seller shall take such action as is necessary to bring the variance within the standard.

Section 2-5: Fixtures shall be secure and not loose

a. If a fixture fails to meet the standard stated in paragraph 5 of this subsection, the builder/seller shall take such action as is necessary to bring the variance within the standard.

b. You shall not exert excessive force on a fixture.

Section 2-6: A fixture stopper shall operate properly and shall retain water in accordance with the manufacturer’s specifications. If a fixture stopper fails to meet the standards stated in this paragraph, the builder/seller shall take such action as is necessary to bring the variance within the standard.

Section 2-7: The toilet equipment shall not allow water to run continuously.

a. If the toilet equipment fails to meet the standard stated in paragraph 7 of this subsection, the builder/seller shall take such action as is necessary to bring the variance within the standard.

b. If the toilet equipment allows water to run continuously, you shall shut off the water supply or take such action as is necessary to avoid damage to the home.

Section 2-8: A toilet shall be installed and preform in accordance with the manufacturer’s specifications.

a. If a toilet fails to meet the standard stated in paragraph 8 of this subsection, the builder/seller shall take such action as is necessary to bring the variance within the standard.

b. In the event of water spillage, you shall shut off the water supply and take such action as is necessary to avoid damage to the home.

Section 2-9: A tub or shower pan shall not be cracked and/or have chip in the finish due to installation. If the tub or shower pan fails to meet the standard stated in this paragraph, the builder/seller shall take such action as is necessary to bring the variance within the standard.

Section 2-10: A tub or shower pan shall not squeak excessively. If a tub or shower pan fails to meet the standard stated in this paragraph, the builder/seller shall take such action as is necessary to bring the variance within the standard.

Section 2-11: A water heater shall be installed and secured according to the manufacturer’s specifications and the code. If the water heater fails to meet the standard stated in this paragraph, the builder/seller shall take such action as is necessary to bring the variance within the standard.

Section 2-12: A waste disposal unit shall be installed and operate according to the manufacturer’s specifications. If a waste disposal unit fails to meet the standard stated in this paragraph, the builder/seller shall take such action as is necessary to bring the variance within the standard.

Section 2-13: A faucet or fixture shall not drip or leak. This standard does not include drips or leaks due debris or minerals from the water source, unless it is due to construction actives. If a faucet or fixture fails to meet the standard stated in this paragraph, the builder/seller shall take such action as is necessary to bring the variance within the standard.

Section 3-1: Pipes shall be installed and insulated in accordance with the code and manufacturer’s specifications.

a. If a water pipe bursts, the builder/seller shall take such action as is necessary to bring the variance within the standard stated in paragraph 1 of this subsection.

b. You are responsible for insulating and protecting exterior pipes hose bibs from freezing weather and for maintaining a reasonable temperature in the home during periods of extremely cold weather. You are responsible for maintain a reasonable internal temperature in the home regardless of whether the home is occupied or unoccupied and for periodically checking to ensure that a reasonable internal temperature is maintained.

Section 3-2: A water pipe shall not leak.

a. If a water pipe is leaking, the builder/seller shall take such action as is necessary to bring the variance within the Construction Performance Standard stated in paragraph 2 of this subsection.

b. You stall shut off the water supply immediately if such is required to prevent further damage to the home.

Section 3-3: A gas pipe shall not leak, including natural gas, propane or butane gas.

a. If a gas pipe is leaking, the builder/seller shall take such action as is necessary to bring the variance within the standard in paragraph 3 of this subsection.

b. If a gas pipe is leaking, you shall shut off the source of gas if you can do so safely.

Section 3-4: Water pressure shall not exceed 80 pounds per square inch in any part of the water supply system located inside the home. Minimum static pressure at the building entrance for either public or private water service shall be 40 pounds per square inch in any part of the water supply system.

a. This standard assumes the public or community water supply reaches the home side of the meter at 40 pounds per square inch. The builder/seller is not responsible for water pressure variations originating from the water supply source.

Section 3-5: A sewer, drain or waste pipe shall not become clogged or stopped up die to construction activities.

a. The builder/seller shall take such action as necessary to unclog a sewer, drain or waste pipe that is clogged or stopped up due to construction activities.

b. You shall shut off the water supply immediately if such is required to prevent further damage to the home.

Section 4-1: Toilets: Sanitation stones do not belong in toilet tanks. Caulking around base of toilet should be applied quarterly.

Section 4-2: Showers and Tubs: Re-caulking of fixtures and tub are covered for first 30 days in warranty, after is homeowner maintenance. Corrosive chemicals or cleaners are not to be used on shower fixtures. Microfiber towels and dawn soap should be used on all shower and tub fixtures. (Refer to Section 2-3).

Section 4-2: Showers and Tubs: Re-caulking of fixtures and tub are covered for first 30 days in warranty, after is homeowner maintenance. Corrosive chemicals or cleaners are not to be used on shower fixtures. Microfiber towels and dawn soap should be used on all shower and tub fixtures. (Refer to Section 2-3).

Section 4-3: Lavatories (Sink Faucets): Pop-up assemblies are not designed to hold water overnight. Sewer methane smell, this is causes sometimes by gunk and hair in drain lines, great ways to help elevate the smell is run hot water and run a mix of vinegar and dawn soap. If smell persist, please contact Murray Plumbing for further investigation.

Section 4-4: Water Heater: Flushing of tank water heater(s) should be done yearly. Flushing of tankless water heater(s) should be done yearly if a water softener is installed, and bi-yearly if no water softener is installed. These are also services Murray Plumbing can provide you.

Section 4-5: Garbage Disposal: Clogs/blockages are covered for the first 30 days. No stringy and/or fibrous foods should be placed in garbage disposal. To prevent odors and buildup, clean your garbage disposal regularly by pouring vinegar down disposal followed by hot water. Ice cubes will help clean blades, and occasionally grind citrus peels to help freshen and reduce odors.
